I wish more agents were like Joe and his team. No need to pay 5 to 6% commission. Joe can structure a commission rate of around 3.5 to 4%. Joe along with his wife and Amber, his office manager, keeps everything moving along throughout the process. Our house had plenty of action and sold very quickly at appraisal. He was responsive with helping us through the Four Point Inspection drama. When it was decided we needed to replace the roof he helped get a great roofer. The roofer he recommended was $3 to $6K cheaper than the other 3 bids. My advice if you are selling in Tampa Bay: call Joe for a meeting. Also, if your roof is older than 10 years old it will probably need to be replaced. The insurance companies are that picky and buyers do not want old roofs.

Joe Kipping and his team at Keller Williams gave us truly exceptional service in selling our home (actually an investment property) in New Port Richey, and I would like to encourage people to give him and his team your serious consideration. I did quite a bit of research on agents in the Tampa area before selecting him and saw very few who received the level of accolades as he did. To be honest, there was one other team (at ReMax) which had a larger number of positive reviews, so I initially went down the path of starting to work with them, but quickly became disillusioned by their mediocre service (paired with exceptionally high commissions, and no direct contact with the team leaders, who I believe only focus on the higher-end properties while handing off everything else to others). Joe, in contrast, provided a level of service I had NEVER experienced before from other realtors. After our initial phone conversation (which was pleasant while being to the point), he started by creating a recording of him explaining our property’s Comparative Market Analysis via video clip, walking me through the sales comps, and explaining how he arrived at the recommended asking price. Wow! I was able to show it later to my wife when it fit her schedule. BTW, his analysis was slightly higher than that of the other team and was almost EXACTLY what we were able to get. Thanks to a bad set of final tenants, the house needed some major cleaning and minor rehab (about $5k total), for which I had found my own contractor. I later regretted not having asked Joe to help with that, as I ended up needing additional work done, and he was able to direct me to excellent and reasonably priced contractors. He also noticed some other minor things that could use touch-ups, and he was willing to go the extra mile to look for and purchase them at Home Depot (giving them to the contractor to install). This really impressed me. He also helped us assure the contractors did a decent job. He added value by making a number or recommendations, including getting the empty house “staged” with furniture to maximize the visual appeal and hasten the sale, which we ultimately decided to do. He identified an excellent professional charging a reasonable price. We got multiple offers and accepted a contract within 3 days of putting it on the market! Joe continued being helpful throughout the pre-closing process, including communicating with the settlement agency and the firm we hired to handle the “1031 exchange” on capital gains. He made our lives easy, and it was a genuine pleasure to work with him. I just wish we had more properties in the area so that we could work with Joe and his team again in the future!

We first listed our house with another agent, nothing much happened. It was frustrating so we decided to take it off the market and take care of some pending medical proceedures that would prevent showing the house. Wow you'da thought we were the only house in the area by the hundreds of contacts from realtors. I'm a first time home buyer. Adrian walked me through the entire process - from the point where I thought I knew what I wanted, to the end where I knowledgeably knew what I wanted. Every step of the way, he explained the features/details of each home (he used to sell appliances, so he can spot good brands or ones to avoid). Every week he would send me a list of about 10 homes that I could narrow down, so we could view the final picks over the weekend. When we viewed the newly constructed homes, he would grill the other sales agent with every imaginable question. He made sure I knew what was being offered. I never felt rushed to buy or that I was sale in any way. Adrian treated me like a friend and worked hard to make sure I got the home I love, comfortably within my price range. He even checks in to make sure that everything is going well. Once I'm settled in enough to have a party, he's definitely on the guest list!!

Craig and Kelli were wonderful during the entire home buying process. We explored many different neighborhoods with a range of homes and they were very patient while we tried to figure out exactly where we wanted to live. Once we decided upon a neighborhood they were great with negotiating the best deal possible based upon the condition of the home and the work that was needed. There were repairs needed and they were able to refer us to contractors that were reasonably priced and provided work that we are pleased with. They were also able to refer us to a few different mortgage companies that were able to create a loan package to fit out needs. Craig and Kelli were very responsive to our needs and their numerous contacts throughout the industry made the process very smooth.

I had the pleasure of working with Craig approximately 6 years ago. I was purchasing my home here in Florida. Was pre-approved from Bank of America. Everything that could go wrong did go wrong working with Bank of America. Craig took everything in his hands suggested a bank lender and within 72 hours everything was complete. In the case of selling a home, Kelli & Craig don't simply "list" your home. They make every sale their personal endeavor to see that their clients have the best outcome possible & do nothing short of their very best to make sure that happens. I am located out of state and Craig assisted with many things that I was unable to do because I lived so far away from the property. We cannot speak enough to the time and effort that Craig and Kelli put forth in getting us in to our new home. Not sure where to begin as it seems they went to war with us for the better part of a year . . . Craig and Kelli did a great job understanding our needs and wants and finding homes that were well suited for us to look at. Right away, we noticed their strong communication, timely responses, and willingness to be available to us (and this was persistent throughout the entire process). Then, the war with a builder/seller started and they had our backs every step of the way; months and months of back and forth dealing with a complex contract, to an ungodly amount of details that Craig and Kelli helped manage, organize, decipher, and evaluate. Long story short, they fought along side us every step of the way to ensure that we weren't being taken advantage of and that we wouldn't settle for something that we didn't want. After 6+ months of painful dealings with a builder and many long days AND nights on the phone with Craig and Kelli discussing tough decisions to be made, we decided to walk away from a dreadful situation and they had our backs through out it all and made sure we didn't lose a cent. After ALL the time and work they had put in for us up to that point without so much as a dollar (or the guarantee of one), they still never slowed down in trying to get us in to a new home and within a couple of weeks we had a contract on exactly what we were looking for.
